AFC Outdoor Pool Complex Enhancement Plan

Hello Woodlake neighbor,

The Woodlake Planning Committee has been developing an AFC Outdoor Pool Complex Enhancement Plan, as part of Woodlake’s five-year asset management plan based on our reserve study. We are pleased to share the initial concepts with you and ask for your input. The AFC outdoor pool complex is nearly 40 years old and due (and in some cases overdue) for replacements, renovations and upgrades.

Project Overview:
The AFC Outdoor Pool Complex Enhancement project will be very different from the SRC Pool project that took place in 2020-2022. The AFC Outdoor Pool Complex Enhancement project is planned to take place in four phases over five years with the majority of the work being “scheduled” as documented in the Reserve Study. The goal is to accomplish the work within available reserve budget and capital budget funding. As a result, the WCA will not have to take out a loan for this project. The costs for the “bulk” of the project are already in the budget forecasts and planning for the next five years.

Another notable difference with the SRC Pool project is, the AFC outdoor pools are solid, well-built and in great shape, so we will not need to replace them. This is the opposite of what happened with the SRC Pool project. The SRC pool was failing and had to be replaced.

Because we don’t have to replace the AFC pools, the phased project work can be executed during the off season and ready for each new pool season over the planned five years. This also greatly reduces the cost for the project. That, coupled with the planned replacements and renovations documented in the Reserve Study, again, eliminate the need for a loan to allow for the AFC Outdoor Pool Complex Enhancement to take place.

A Quick Understanding of the Reserve Study:
A Reserve Study for a Homeowners Association (HOA) is a comprehensive analysis of the HOA’s assets and their projected repair or replacement costs over a defined period, typically 30 years. The Reserve Study helps the HOA anticipate and plan for future expenses and develop a sustainable and pragmatic funding plan to ensure the long-term health of the community.

Next Steps?
After the Planning Committee receives input from residents, we will compile that feedback with what the Planning Committee has developed and share that information with the Board of Directors. It will then be shared with Woodlake residents to give a general overview of the direction for the project.

The Planning Committee will then reach out to a design firm to establish costs, project timelines and develop renderings for each phase of the project. This work is planned take place in 2026 with the construction elements beginning in 2027 continuing over the next five years.

The Planning Committee and the Board of Directors will provide project updates at meetings during the progress of the project. This will be an agenda topic at many board meetings throughout the planned project.

The AFC Outdoor Pool Complex Enhancement Plan updates and information will be posted to the Woodlake Portal during the progress of the project as well.

Please note none of the AFC complex enhancement projects are intended to increase Woodlake residents HOA fees.
